In Belgium's damp climate, moss and green deposits come back every year. But when should you get the pressure washer out? Here are our pointers as specialists.
Spring: the ideal time
Mid-March to April is the best period. The wet winter has left the patio covered in moss and black marks, and a spring clean lets you enjoy a spotless outdoor space from the first fine days. Mild temperatures also help drying and the proper setting of any water-repellent treatment.
Autumn: a useful second clean
A clean in October–November, before the heavy rain and frost, limits moss taking hold over the winter. On very shady surfaces — common near the Sonian Forest or under tall trees — this second yearly clean makes a real difference.
Our advice
a deep clean in spring, followed by light maintenance in autumn, is enough to keep a patio crisp all year round.
How often?
For most patios, once or twice a year is ideal. The frequency depends on several factors:
- exposure: a patio in shade and damp turns green faster;
- the material: porous surfaces (stone, clay pavers, exposed-aggregate concrete) hold more moss;
- treatments: a water repellent markedly slows dirt coming back.
Should you wait for full sunshine?
Not necessarily. Pressure washing is done in dry or slightly overcast weather, outside frosty periods. However, to apply a water-repellent treatment or oil on wood, a thoroughly dry surface and settled weather are best.
Moss treatment: before, not after
A common mistake is applying the moss treatment after cleaning. It is the other way round: the product is applied beforehand to kill the micro-organisms deep down, before pressure washing. That is the key to a result that lasts.
